DLF Plans ₹58,000 Crore in New Luxury Property Launches Over 3 Years

DLF Limited, India's leading real estate company by market value, has announced plans to introduce residential projects with a combined sales potential exceeding ₹58,000 crore over the next two to three years. This initiative is part of the company's strategy to meet growing demand in the luxury housing segment, with new projects scheduled for Mumbai and Gurugram.

During the company’s second-quarter earnings call on October 17, Joint Managing Director and Chief Business Officer Aakash Ohri shared that DLF is preparing to launch the next phase of its Mumbai residential project, The Westpark, in the December quarter of FY27. This launch is contingent on receiving necessary regulatory approvals. Additionally, the company is planning a luxury housing launch in Gurugram in the latter half of the current fiscal year.

DLF’s current development pipeline includes around 24 million square feet of property slated for launch in the medium term, which is expected to generate sales exceeding ₹58,000 crore. Earlier, at the start of FY25, the company had set targets to launch 37 million square feet with an estimated revenue potential of ₹1.145 trillion. Over the past two and a half years, DLF has successfully launched 14 million square feet, translating into sales potential of over ₹56,000 crore.

The Westpark project in Mumbai marks DLF’s significant entry into the city’s residential market. Located off Link Road in Andheri West, the development is a partnership between DLF Home Developers, a wholly owned subsidiary of DLF, and Trident Realty. The project's first phase, launched in July 2025, saw all 416 units sold within a week, generating sales bookings above ₹2,300 crore. The development covers approximately 5.18 acres of a larger 10-acre master plan and features three- and four-bedroom apartments along with some penthouses. The company plans to build on this strong response with the upcoming phase, though the schedule remains dependent on regulatory clearance.

In Gurugram, DLF’s ultra-luxury project The Dahlias continues to contribute significantly to its premium housing segment. Launched in October 2024 at DLF Phase 5, this 17-acre development consists of 420 apartments and penthouses. By September 2026, about 275 units had been sold, with some transactions reaching record values. For instance, in August, a 17,200 square foot penthouse sold for ₹271 crore. The Dahlias has experienced notable price appreciation over the last two years.

Additionally, DLF recently completed the sale of The Aureva, a luxury senior-living project in Gurugram. This 4.17-acre development, launched during the September quarter, includes 172 homes and achieved sales worth ₹1,985 crore.

Beyond new launches, DLF is enhancing its land holdings in Gurugram to support future projects. The company is acquiring an extra 7.48 acres in Sector 61, adjacent to a 28-acre parcel it secured earlier in 2024 through a deal linked to stressed debt from IREO. Together, this land will total approximately 36 acres once the current transaction is finalized, expected by March 2027. Although the total cost and launch plans for this expanded site have not been disclosed, the original 28-acre parcel had an estimated development potential of 7.5 million square feet. The acquisition involved taking over bonds issued by IREO and backed by lenders such as Standard Chartered Bank and Deutsche Investments India. DLF invested ₹353 crore in land acquisition payments during the September quarter, following ₹210 crore spent in June.

Financially, DLF reported a consolidated net profit of ₹1,301.35 crore for the July-September quarter of FY27, reflecting a 10% increase compared to ₹1,180.09 crore in the same quarter the previous year. Total income rose slightly to ₹2,297.30 crore from ₹2,261.80 crore. However, sales bookings fell to ₹3,800 crore from ₹4,332 crore, a decline attributed to a reduced volume of new housing inventory. In the first half of FY27, property sales reached ₹4,457 crore, with the company aiming for full-year sales bookings around ₹20,000 crore. Net profit for the first half increased to ₹2,095.25 crore from ₹1,942.76 crore, while total income declined from ₹5,242.68 crore to ₹3,902.86 crore.

DLF distinguishes between sales bookings and recognized revenue, noting that residential project revenue is only recorded upon project completion. This means cash inflows and bookings from new launches are not immediately reflected in revenue figures.

Alongside residential developments, DLF relies on rental income from its extensive commercial portfolio to sustain growth. Managing Director Ashok Tyagi highlighted three main business drivers: pre-sales of select residential projects, cash generation with strong margins, and continuous growth in rental income from commercial assets. The company's commercial rental portfolio spans roughly 50 million square feet, including office spaces and shopping malls.

DLF has developed more than 185 projects, covering over 352 million square feet, and holds development potential for about 275 million square feet across residential and commercial properties. The company reported operating cash flow of ₹1,858 crore in the September quarter and maintained a net cash balance of ₹15,084 crore despite paying out ₹1,980 crore in dividends.

As the real estate market continues to evolve, DLF’s strategic focus on luxury housing and commercial rentals positions it to capitalize on both residential demand and steady income streams from its leasing portfolio.
