Worli Tops Mumbai’s Luxury Housing Sales in H1 FY27, Report Shows

Mumbai's luxury real estate sector showed strong momentum in the first half of fiscal year 2027, with the market recording a significant increase in sales volume and transaction values. According to the latest findings from Lighthouse Luxury, the city saw a total of 3,145 luxury home sales between April and September 2026, generating a combined worth of ₹32,623 crore.

The sales were split between 1,494 units sold in the first quarter and 1,651 units in the second quarter, reflecting a steady increase in activity across the luxury segment. This equates to an average of over 17 luxury home transactions each day during this period, highlighting robust buyer interest despite broader economic uncertainties.

Among all micro-markets in Mumbai, Worli emerged as the top-performing area in terms of transaction count, confirming its status as the most sought-after location for upscale residential purchases. The area attracted buyers with an average home price of ₹20.2 crore, reinforcing its appeal for high-net-worth individuals looking for premium properties.

Other neighborhoods also contributed to this growth trend. Andheri West and Versova, along with Tardeo, experienced notable surges in sales, with some markets doubling their transaction numbers within a single quarter. This diversification indicates that Mumbai’s luxury housing market is expanding beyond traditional hotspots, creating multiple centers of demand.

Sumesh Mishra, founder of Lighthouse PropTech, commented on the market dynamics, stating, "Worli remains the biggest market, but Andheri West and Versova, and Tardeo doubled in a single quarter. Mumbai’s luxury market now has more than one engine, and I expect the second half to build on the first." His observation points to an evolving luxury real estate landscape where several neighborhoods are gaining traction simultaneously.

The report also highlighted a rise in ultra-luxury transactions, defined as homes priced ₹50 crore or more. In the first quarter, 920 such homes were sold, while the second quarter recorded an even higher value in transactions, with sales worth ₹1,717 crore. This segment, although small in volume, accounted for nearly 8% of the total transaction value in H1 FY27, underscoring the growing demand for high-end properties among affluent buyers.

Breaking down the sales by price bands, homes priced between ₹5–10 crore comprised the largest share at 70.3% of units sold, but only 45.5% of the total value. Properties in the ₹10–20 crore range accounted for 22.4% of sales and nearly 29% of the value, while the ₹20–50 crore segment contributed 6.4% of sales and close to 18% of value.

Other prominent micro-markets such as Bandra West, Malabar Hill, Juhu, and Lower Parel also maintained strong average prices ranging from ₹11 crore to ₹16.5 crore, reflecting sustained buyer interest in these established luxury locations. However, some areas like Prabhadevi and Goregaon East saw a slight decline in sales volume in comparison to the previous period.

This growth in Mumbai’s luxury housing market aligns with broader trends in Indian real estate, where demand for premium residences is rising in metropolitan centers. Factors such as improved infrastructure, lifestyle amenities, and a growing base of wealthy individuals contribute to this demand. Mumbai, as the financial capital of India, continues to attract both domestic and international buyers seeking luxury homes as investments or primary residences.

Looking ahead, market watchers expect the upward trajectory to continue in the latter half of FY27. The presence of multiple active micro-markets suggests a more balanced luxury real estate environment in Mumbai, potentially providing buyers with a wider array of choices across the city.

In summary, the first half of fiscal year 2027 has been a period of solid growth for Mumbai’s luxury housing sector. With Worli leading the charge and other areas following closely, the market shows signs of healthy expansion driven by diverse demand sources and increasing interest in ultra-luxury properties.
