Delhi-NCR Leads India’s Luxury Branded Homes Market with ₹8.81 Cr Average Price

India's branded luxury housing sector continues to grow, with the average price of these upscale homes reaching ₹8.81 crore nationwide. Among major cities, Pune stands out as the market where buyers pay the highest premium, shelling out 44% more than for comparable residential projects. This trend underlines the increasing demand for branded residences, which combine luxury living with trusted developer reputations.

A recent analysis by CRE Matrix, a real estate data analytics firm, reveals that Delhi-NCR accounts for nearly half of the country’s branded luxury home supply, commanding 47% of the market share. In 2025, developers launched 3,181 branded residential units, a sharp rise compared to the 1,015 units introduced in 2024. The report titled "Luxury Branded Residences: Market Overview & Performance Analysis (September 2026)" projects that transaction values in this segment will reach ₹17,117 crore in 2026, slightly surpassing the ₹16,942 crore recorded in 2025. These figures include ₹11,717 crore in transactions from January to September 2026, with an estimated additional ₹5,400 crore expected in the final quarter.

The premium pricing varies significantly by region. The West and North India lead with weighted average ticket sizes of ₹10.8 crore and ₹9.5 crore respectively, both above the national average. In contrast, the East and South regions trail with average prices of ₹2.6 crore and ₹7.3 crore. The West’s average price is more than four times that of the East, reflecting regional differences in market maturity and product offerings.

Between 2018 and September 2026, the cumulative transaction value for branded residences in India reached ₹47,278 crore. The market experienced a compound annual growth rate (CAGR) of approximately 49% between 2019 and 2025, highlighting rapid expansion in this luxury segment. Supply has also grown considerably, with 1,975 new units added in the first nine months of 2026, boosting the total stock to 10,452 units across ten key cities. Buyers have absorbed about 68% of this inventory, indicating healthy demand.

Abhishek Kiran Gupta, co-founder and CEO of CRE Matrix, commented that branded residences have transitioned from a niche offering to a core component of India's luxury housing market. This shift reflects a broader preference among affluent buyers for homes associated with recognized brands, which often assure quality, amenities, and long-term value.

Pune leads the country in premium pricing, with branded homes commanding a 44% premium over comparable non-branded projects. Following Pune are Kolkata at 42%, Bengaluru at 32%, and Gurugram at 29%. Mumbai and Noida each show a 26% premium, while Hyderabad registers the lowest premium of 25%. On average, branded residences in these seven cities carry a 32% price premium compared to non-branded alternatives.

The North region, with Delhi-NCR at its core, holds the largest share of branded residences with 4,939 units, representing 47% of the national supply. The West follows with 3,240 units (31%), the East with 1,397 units (13%), and the South with 876 units (8%). Recent launches further emphasize the North’s dominance, which accounted for 3,891 of the 5,156 units introduced in 2025 and early 2026.

Delhi-NCR also leads in project count, hosting 15 branded residence developments. Mumbai and Pune each have six projects, Kolkata three, Bengaluru and Hyderabad two apiece, and Lonavala, Alibaug, Bhubaneswar, and Chennai one each. This distribution highlights the concentration of branded luxury housing in established metropolitan areas, though expansion into emerging markets is underway.

Non-hospitality brands make up the bulk of branded residences, contributing 7,636 units or 73% of supply. In contrast, hospitality-associated branded homes, linked to luxury hotel brands, total 2,816 units. Fashion TV ranks first among brands with 2,567 units, accounting for about a quarter of total supply. Trump follows with 1,740 units, and Westin, part of Marriott International, has 1,464 units. Other prominent brands include YOO (1,100 units), Elie Saab (979), and Tonino Lamborghini (812). Among hospitality brands, The Leela offers 389 units and Ritz-Carlton (managed by Marriott) has 284 units.

The market favors larger homes, with three-bedroom and four-bedroom-plus units comprising 82% of the total 10,452 units. Four-bedroom-plus residences account for 43%, while three-bedroom units form 38%. Smaller configurations like two-bedroom units make up 14%, and studios or one-bedroom homes only 5%. South India features the largest average unit sizes, with four-bedroom-plus homes averaging around 3,709 square feet and three-bedroom units about 2,269 square feet. North India’s averages are smaller, with three-bedroom homes at 1,742 square feet and four-bedroom-plus at 2,926 square feet. The West has the smallest three-bedroom average at 1,180 square feet but a sizable 3,674 square feet average for larger units.

The branded residence market is dominated by a handful of developers, with the top ten accounting for 78% of total supply. M3M India/Smartworld leads with 1,647 units (16% of the market), followed by Whiteland Corporation with 1,464 units and Tribeca Developers with 984 units. Together, these three represent nearly 40% of the segment’s inventory. Other key players include Nahar Group, Signature Global, BramhaCorp, Merlin Group, DN Homes, Lodha Group, and Panchshil Realty.

On the regional stage, India ranks first in the Asia-Pacific for branded-residence market value, estimated at $9.7 billion. It surpasses Vietnam’s $8 billion and Thailand’s $6.3 billion. Despite this, India stands fourth in unit supply with 10,450 units, trailing Vietnam (15,800 units), Thailand (13,900 units), and the Philippines (12,300 units). Indian branded residences contribute 21% of the region's total market value of $45.3 billion while representing 15% of the total units. The average unit value in India is approximately $930,000, nearly double Vietnam’s $510,000 average.

This data reflects India's growing prominence in the luxury housing sector, driven by increasing buyer interest in branded properties that offer a blend of prestige, quality, and investment security. As urbanization and disposable incomes rise, branded luxury residences are poised to maintain strong momentum in India's real estate market.
