Pioneer Urban Unveils ₹3,500 Crore Ultra-Luxury Residences in Gurugram

Pioneer Urban Land & Infrastructure Ltd, a prominent real estate developer based in Gurugram, has officially entered the ultra-luxury housing market with the launch of its new project named Alura. The company announced this initiative on Tuesday, revealing plans for a significant investment exceeding ₹3,500 crore. The project is expected to generate total sales revenue north of ₹9,000 crore, marking a bold step into the high-end residential segment.

Alura is situated in Sector 62 on the well-known Golf Course Extension Road in Gurugram, a location recognized for its upscale developments and growing appeal among affluent homebuyers. The project will occupy nearly 7 acres of land and feature approximately 250 exclusive residences spread over two towers. These homes will vary in size from 7,000 to 15,000 square feet, including options such as spacious duplexes and lavish penthouses tailored to discerning buyers.

The delivery timeline for Alura is targeted for the second quarter of 2031, reflecting the scale and complexity of this luxury project. Esteemed architecture firm Skidmore, Owings & Merrill (SOM) has been commissioned to design the development. The architectural plans include private elevator lobbies for each residence, expansive floor-to-ceiling windows, and wraparound balconies that offer panoramic views. Additionally, purchasers will have the flexibility to customize their internal layouts within the parameters of the building’s structural and service framework, allowing for personalized living spaces.

One of the towers, referred to as the East Tower, is planned to reach a height of around 200 metres, making it a striking feature in the Gurugram skyline. Alura will also provide extensive club facilities, covering about 150,000 square feet. These amenities include multiple restaurants, swimming pools, a fully equipped gymnasium, a spa, sports courts, a library, and a business centre. The project emphasizes a comprehensive lifestyle with services such as concierge, housekeeping, laundry, valet parking, and in-residence offerings to enhance residents’ comfort and convenience.

In terms of sustainability and safety standards, Alura has earned WELL certification and IGBC Platinum pre-certification, highlighting the project's focus on health, wellness, and environmental responsibility. Furthermore, its structural design complies with Seismic Zone V standards, ensuring resilience against earthquakes, which is a critical consideration for buildings in this region.

Manish Periwal, the chairman and managing director of Pioneer Urban, expressed the company’s vision for Alura by stating, "With Alura, we are building on that contribution with the ambition to create a landmark address for the city."
