Nexus Select Trust's Q2 NOI Rises 8% to ₹504 Cr on Robust Leasing
Nexus Select Trust, India's pioneering publicly traded retail-focused real estate investment trust (REIT), posted an 8 percent increase in net operating income (NOI) for the second quarter of the 2026-27 financial year, reaching ₹504 crore. The rise is attributed to vigorous leasing activity and steady consumer demand, as announced in the company’s quarterly earnings statement released on November 3, 2026.
Dalip Sehgal, Executive Director and CEO of Nexus Select Trust, highlighted the strength of the portfolio and operational capabilities despite the fact that a significant portion of the festive season commerce shifted to the third quarter. He remarked, “This performance reflects the resilience of our portfolio and the strength of our operational execution in a challenging environment.”
The trust declared a distribution of ₹359 crore for the quarter, equating to ₹2.367 per unit. This figure represents an 8 percent year-on-year increase and marks the 13th consecutive quarter in which Nexus Select Trust has delivered a full 100 percent distribution payout to its unitholders, underscoring its commitment to consistent returns.
Currently, the REIT’s portfolio includes 19 shopping malls totaling 10.7 million square feet of gross leasable area (GLA) spread across 15 cities in India. Additionally, it holds three hotels featuring 450 keys and three office assets with a combined GLA of 1.3 million square feet. This diversified asset base supports the trust’s stable income stream and growth prospects.
During this quarter, Nexus Select Trust made a strategic move by entering India’s Northeast market. The trust finalized a transaction to develop a Grade-A mall and hotel in Guwahati, a key commercial hub in the region. This development is part of a broader plan to expand into the consumption-driven markets of East and Northeast India, with Guwahati serving as a gateway to tap into emerging opportunities.
Siddharth Nawal, Managing Director and CEO-designate of Nexus Select Trust, expressed confidence in the REIT’s future growth trajectory. He noted that the firm is well-positioned to achieve its goal of doubling the portfolio size by 2030. Nawal pointed out that the trust’s strong balance sheet, low leverage, and nearly $1 billion in available debt capacity provide significant flexibility to pursue attractive acquisitions and development projects.
REITs like Nexus Select Trust have become increasingly important players in India’s real estate market, offering investors exposure to commercial real estate assets with regular income distributions. The retail segment, in particular, has shown resilience amid changing consumption patterns, supported by urbanization and increased consumer spending.
Nexus Select Trust’s focus on expanding in high-growth regions and maintaining a disciplined approach to asset management aligns with broader industry trends where diversification and tenant mix optimization are critical to sustaining income growth. The company’s ability to maintain high occupancy and steadily increase distributions reflects ongoing demand for quality retail spaces.
As India’s retail landscape evolves with shifts in consumer preferences and economic cycles, REITs such as Nexus Select Trust play a vital role in providing stable, long-term investment opportunities. The trust’s recent results and strategic expansions demonstrate its commitment to growing shareholder value while adapting to market dynamics.
Investors and market watchers will likely keep an eye on Nexus Select Trust’s progress as it advances toward its 2030 expansion goals, leveraging its strong financial position to capitalize on emerging real estate opportunities across India’s diverse regions.
