How to Evaluate Real Savings in Festive Home Buying Offers

New Delhi resident and lawyer Asit Tiwari, along with his wife Meenakshi, has spent the last six months searching for a house. With festive season deals now available from property developers, they are eager to capitalize on these offers. However, before signing any agreement, the couple wants to carefully evaluate what these promotions actually save them and ensure the project fits their long-term needs.

Developers often roll out incentives during festival periods, but these usually come in the form of waivers rather than upfront price cuts. Commonly waived costs include preferential location charges (PLC), floor-rise charges, stamp duty, and registration fees. Additionally, flexible payment plans are frequently introduced to ease buyers’ financial burden. Some builders also provide extras like interiors, modular kitchens, gold coins, electronic gadgets, or even vehicles as part of their promotional packages.

Santhosh Kumar, vice chairman of Anarock Group, explains that recent interest rate hikes and growing unsold inventories have made developers more open to negotiations. Serious buyers with approved loans and ready funds stand to benefit the most.

Which Offers Provide Genuine Savings?

Saurabh Garg, cofounder and chief business officer of NoBroker, highlights that discounts on the base price typically deliver the most substantial advantage. Such reductions can lower applicable taxes, reduce the total loan amount, and decrease interest payments over time. Waivers on stamp duty and registration fees can save buyers about 5 to 7 percent of the agreement value, while exemptions on GST contribute roughly 5 percent in savings.

However, waivers on charges like floor-rise and PLC only make a difference if buyers were originally liable to pay those fees. If these charges were not relevant to the particular unit, the waivers do not translate into actual savings.

Be Cautious with Freebies

Offers including gifts and giveaways may appear attractive but often hold less value than advertised. The market value of items like gadgets or gold coins might be lower than the developer claims. Lucky draws or contests included in the package frequently result in no tangible benefits for most buyers. Experts advise that freebies should be considered worthwhile only if the buyer would have purchased those items regardless.

Scrutinize the Discount Details

Buyers should examine the project’s earlier and current pricing sheets carefully. Sometimes, a discount on one fee is offset by increased charges elsewhere—for example, higher costs for parking, clubhouse access, or floor-rise fees. Santhosh Kumar advises benchmarking the final all-inclusive price per square foot of carpet area against recent sales in the same neighborhood to confirm competitiveness.

Understand the Offer’s Terms and Conditions

It is essential to clarify who qualifies for the festive discount, the offer’s validity period, and whether it applies only to select towers, floors, or units. Atul Monga, CEO and cofounder of BASIC Home Loan, warns buyers to watch out for conditions demanding upfront payments or specific payment milestones by set deadlines to avail the benefits.

Negotiate Based on Your Needs

Buyers are encouraged to request substitutes for any freebies that do not interest them. For example, a developer might agree to replace unwanted appliances or vouchers with a direct price concession or a benefit better suited to the buyer’s preferences, according to Monga.

Get Everything in Writing

Kinni Gandhi, senior director and head of luxury sales at Colliers India, stresses the importance of documenting all promised discounts, waivers, free parking spaces, modular kitchens, or rental assurances in the cost sheet. These details should also appear in the allotment letter and sale agreement to ensure legal enforceability.

If a developer fails to honor any commitments, buyers should submit written complaints with supporting documents. Anupam Rastogi, cofounder and chief business officer of Square Yards, suggests that buyers may escalate the matter to the state Real Estate Regulatory Authority (RERA) or consumer courts if necessary.

Conduct Thorough Due Diligence

Beyond the allure of festive discounts, verifying the developer’s ability to deliver the home on schedule is paramount. Visiting the construction site, comparing progress against RERA timelines, and reviewing the developer’s track record can provide valuable insight. Rastogi advises engaging a trusted property lawyer to examine title, ownership, encumbrances, land use, approved plans, and permits.

Gandhi notes that a 5 percent price discount holds little value if the buyer must endure years of possession delays. Ultimately, understanding all facets of the deal and the developer’s reliability will help homebuyers make informed decisions during the festive sales season.
