Max Estates Expands Pipeline Value Beyond ₹29,000 Crore with New Projects
Max Estates, a prominent real estate developer based in the Delhi-NCR region, has announced plans to acquire 84.71 acres of land in West Delhi and jointly develop a 9.76-acre project in Ghaziabad. These initiatives are set to push the company's overall project pipeline value beyond ₹29,000 crore, marking a significant milestone in its growth trajectory.
The proposed acquisition in West Delhi is estimated to have a gross development value (GDV) ranging between ₹10,000 crore and ₹12,000 crore. Meanwhile, the joint development project in Ghaziabad is expected to contribute an additional GDV of ₹2,500 crore to ₹3,000 crore. Together, these projects reinforce Max Estates' commitment to expanding its footprint in key markets within the National Capital Region.
During the second quarter of the fiscal year 2027 (Q2FY27), Max Estates recorded pre-sales worth ₹2,092 crore. This figure represents an impressive nearly 14-fold increase compared to the same quarter last year. With the first half of FY27 clocking pre-sales of ₹3,184 crore, the company is demonstrating strong momentum in customer demand and market confidence.
Sahil Vachani, vice-chairman and managing director of Max Estates, highlighted the company’s operational strengths. He noted, "With collections doubling year-on-year and our operational commercial portfolio maintaining 100 per cent occupancy, we remain focused on disciplined execution and building sustainable growth across both asset classes." This statement underscores the firm’s emphasis on steady progress and balanced asset management.
Financial results for Q2FY27 showed a consolidated net profit of ₹4.68 crore, representing a 40 per cent decline from ₹7.81 crore in the same period last year. Despite this dip in profit, revenue from operations rose by 8.2 per cent year-on-year to ₹52.76 crore, up from ₹48.77 crore in Q2FY26. Total income for the quarter increased to ₹79.33 crore, compared with ₹74.63 crore in the previous year’s quarter.
Expenses also showed an upward trend, climbing 14.5 per cent year-on-year to ₹72.17 crore, against ₹63 crore in Q2FY26. Finance costs for the quarter stood at ₹16.43 crore, while depreciation and amortisation expenses were recorded at ₹8.21 crore.
For the first half of FY27, Max Estates reported a consolidated net profit of ₹13.03 crore, down 34 per cent from ₹19.75 crore in the previous year’s corresponding period. Revenue from operations for the six-month period increased by 4.4 per cent to ₹104.68 crore, compared with ₹100.25 crore in H1FY26. Total income rose to ₹159.40 crore, while total expenses grew by 11.5 per cent to ₹140.86 crore during the same timeframe. Profit before tax declined to ₹18.54 crore, compared with ₹28.47 crore in H1FY26.
Max Estates operates in a competitive real estate market characterized by evolving consumer preferences and regulatory changes. Its strategy to expand land holdings and development projects in high-demand areas like West Delhi and Ghaziabad aligns with broader trends in the sector where developers are focusing on asset diversification and steady revenue growth.
These latest moves position Max Estates to capitalize on the growth potential within the Delhi-NCR region, which continues to attract both residential and commercial investments. The company’s ability to secure large land parcels and generate robust pre-sales reflects ongoing demand and investor interest in the housing and commercial property segments.
As the real estate market stabilizes with improving economic conditions, Max Estates’ focus on disciplined execution and maintaining asset occupancy rates will be critical to sustaining profitability and delivering value to stakeholders in the coming quarters.
