Lodha Developers Invest Rs 1,200 Cr in Gurugram Office Project, Plans Sohna Road Launch

Real estate developer Lodha Developers Ltd is making its official entry into the Delhi-National Capital Region (NCR) with a significant investment in Gurugram. The Mumbai-based company is committing around Rs 1,100 to 1,200 crore to construct a high-end commercial office complex on Golf Course Road, one of Gurugram's most prestigious business locations.

The project, named Lodha Pantheon, covers approximately 1.2 acres and offers a saleable area of about 400,000 square feet. It will be a Grade A++ office building rising 27 floors, designed to attract premium business tenants. Unlike some developers who retain ownership of commercial properties for leasing purposes, Lodha intends to sell the office spaces to end-users.

Sushil Modi, Executive Director-Finance at Lodha Developers, shared details with PTI about this landmark undertaking. He explained, "We have launched our first project in Delhi-NCR. We are developing an iconic office complex on prime Golf Course Road. The total saleable area is 4 lakh sq ft across 27 floors." Modi added that the floor plates will vary in size, ranging from 13,000 to 15,000 square feet on the smaller side, and extending up to 20,000 to 25,000 square feet for larger office requirements.

Demand for premium office space in Gurugram remains robust, particularly among companies that prefer owning their premises rather than leasing long-term. Golf Course Road is recognized for commanding a high premium in both residential and commercial real estate markets, making it a strategic choice for Lodha's first venture in the NCR.

In addition to this commercial project, Lodha Developers is preparing to launch a residential development on Sohna Road in Gurugram during the fourth quarter of the current financial year. These two projects will act as pilot initiatives, allowing the company to gauge market response and fine-tune its strategy before expanding its footprint in the region.

Last year, Lodha entered into a joint development agreement with MRG Group to execute two projects in Gurugram—one residential and the other commercial—further signaling its intent to grow in the NCR real estate sector.

Lodha has traditionally operated predominantly in the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru, where it markets its properties under the well-established Lodha brand. Its move into Delhi-NCR is a clear effort to diversify geographically and tap into one of India’s largest real estate markets.

Meanwhile, Lodha Developers continues to report strong performance in its core business. In the second quarter of the current financial year, the company recorded a 10 percent year-on-year rise in sales bookings, reaching Rs 5,037 crore. This growth reflects ongoing healthy demand for housing and commercial properties.

For the first half of the year, sales bookings increased by 7 percent to Rs 9,670 crore. Lodha has set an ambitious sales booking target of Rs 24,000 crore for the full financial year, up from Rs 20,530 crore achieved in 2025-26.

The company’s consolidated net profit for the quarter ending September rose 28 percent to Rs 1,013.5 crore compared to Rs 789.8 crore in the same period last year. Total income also expanded to Rs 4,584.9 crore, up from Rs 3,878.9 crore previously.

Since its inception, Lodha Developers has completed over 100 million square feet of development across various projects, establishing a strong reputation in the Indian real estate market. The launch of Lodha Pantheon on Gurugram’s Golf Course Road represents the company’s strategic move to enter and compete in the NCR commercial segment, a market known for its premium pricing and high demand.

With ongoing urbanization and economic growth in the Delhi-NCR region, the demand for quality office space and residential housing continues to rise. Lodha Developers’ entry into this market aligns with broader industry trends where established developers seek to broaden their geographic reach and diversify their portfolios.
