DLF to Launch 135 Premium Homes in Andheri West Starting at Rs 6.9 Crore

DLF, one of India's leading real estate developers, is set to unveil the second phase of its inaugural residential project, The Westpark, located in Mumbai's Andheri West, in the third week of November 2026. This move follows the swift sellout of the first phase, which launched in July 2025 and generated bookings exceeding Rs 2,300 crore within days, highlighting strong demand in Mumbai’s luxury housing sector.

The upcoming phase will feature 135 ultra-luxury and premium residential units spread across two towers. According to marketing materials shared with sales partners, prices will start at Rs 6.9 crore, with an approximate rate of Rs 50,000 per square foot before taxes. The homes in Tower 6 will offer configurations around 2,674 square feet and 1,509 square feet, classified as ultra-luxury residences, while Tower 7 will consist of premium apartments sized at approximately 1,365 square feet.

This project is developed by DLF Home Developers, a wholly owned subsidiary of DLF Ltd, in collaboration with Trident Realty. To attract a wider range of buyers, including overseas customers and non-resident Indians (NRIs), DLF is providing priority allotments and virtual site tours as part of its pre-launch campaign.

The Westpark's first phase, which launched on July 17, 2025, spans about 10 acres in Andheri West, with the initial phase covering 5.18 acres and comprising 416 residences across four towers. This phase included three- and four-bedroom apartments, as well as select penthouses, all of which sold out in under a week, marking a significant entry for DLF into Mumbai’s competitive residential market.

The overall development is positioned as an upscale community featuring amenities such as a 6,000 square meter landscaped eco-deck, a half-Olympic-sized swimming pool, indoor and outdoor play areas for children, a bowling alley, a café, a banquet hall, and a wellness spa. These facilities aim to provide a comprehensive lifestyle offering to residents.

Pricing for residences at The Westpark reflects the growing appeal of Andheri West as a premium residential neighborhood. Recent transaction data reveals high-value sales, including a penthouse purchased by EaseMyTrip co-founder Rikant Pittie for Rs 15.9 crore in November 2025. This deal set a benchmark price of Rs 76,500 per square foot on a RERA carpet area basis, illustrating the high-end market segment’s strength.

Property values in Andheri West have consistently appreciated over the past three years. According to 99acres, average residential prices rose from Rs 33,950 per square foot in early 2023 to Rs 41,950 per square foot by mid-2026, an annual increase of about 9%. Industry experts note that this growth is driven by infrastructure improvements such as the coastal road link to Lokhandwala Back Road, extensions of Metro Line 2B, and the Mrinal Tai Gore Flyover, all of which enhance connectivity and boost the area's residential desirability.

Samir Jasuja, founder and CEO of PropEquity, points out that the luxury segment in Andheri has expanded rapidly, with high-end launches increasing more than tenfold from 2020 to 2025. He highlights evolving buyer preferences that prioritize spacious, well-designed homes with curated amenities, privacy, and wellness features.

Rental demand for premium units in Andheri West remains robust, with average rents for three- to four-bedroom apartments reaching Rs 1,25,000 monthly as of fiscal year 2027, according to 99acres. This demand is supported by professionals in senior roles, business owners, expatriates, and families seeking quality homes in well-established neighborhoods close to business hubs.

DLF’s Mumbai expansion coincides with strong financial performance for the developer. The company reported an 11% year-on-year increase in consolidated net profit, reaching Rs 1,301 crore for the July-September quarter of fiscal 2027. New sales bookings totaled Rs 3,800 crore in that period, with consolidated revenue at Rs 2,298 crore and EBITDA at Rs 1,060 crore. Another project, The Aureva in Gurugram, also saw a complete sellout, reflecting DLF’s growing footprint in luxury real estate.

With the launch of the second phase of The Westpark, DLF aims to solidify its position in Mumbai's premium residential market. The project’s blend of luxury, location, and lifestyle amenities aligns with the evolving preferences of affluent homebuyers in one of India’s most dynamic urban centers.
